Energy Renovation in Val-de-Marne (94)

Val-de-Marne has a very varied housing stock, from inner-suburban houses to buildings under shared ownership from the 1960s to the 1980s and older properties along the banks of the Marne. Many are still heated by ageing equipment and lose a large share of their heat through the loft or the walls. GRAM Énergie supports owners across the department throughout the process: assessment, choice of works, completion and then follow-up. We work on detached houses just as much as on flats in buildings under shared ownership. Our approach remains the same: understand the building, prioritise, then undertake a coherent set of works.

The building stock of Val-de-Marne and its energy challenges

The south-eastern inner suburbs have a very extensive fabric of houses, inherited from pre-war estates and the decades that followed. These houses share the same weaknesses: poorly insulated unconverted lofts, walls with no added insulation, old windows. Heat loss through the top of the home remains the first source of waste, and the simplest to put right.

Val-de-Marne also has many buildings under shared ownership built between 1960 and 1980, along with a few large estates. These blocks combine poorly insulated façades with ageing communal installations. Works there call for different preparation: a decision at the general meeting, coordination of the operations and respect for the occupied home.

Lastly, the communes along the Marne retain an older building stock, often in millstone, that is sensitive to damp. In this area, many homes still run on a boiler that needs replacing. Changing the heating brings a rapid gain, but it is best preceded by work on the envelope.

Unconverted lofts remain the main source of heat loss in the department’s houses.

Our services in the 94

01

The energy audit

Before any work is undertaken, the audit establishes the real condition of the home: envelope, heating, ventilation, how it is used. It then puts forward several works scenarios, costed and prioritised, with their expected effect on consumption. In an area where the building stock changes from one street to the next, this stage avoids rough-and-ready choices and serves as the basis for putting together the grant application. Insulation

Unconverted lofts, sloping roofs, walls, ground floors: insulation remains the first lever on the houses of Val-de-Marne. We determine which elements to treat according to the layout of the home, access to the loft and the constraints of the façade or the shared-ownership association. Summer comfort counts as much as winter comfort, particularly under poorly protected roofs. Our insulation solutions adapt to every type of building we encounter.

The heat pump

Replacing an old boiler with a heat pump transforms the heating side of things. Air-to-water on an existing radiator circuit, air-to-air in certain configurations: the choice depends on the home, the space available and the immediate neighbours. In dense residential areas, siting the outdoor unit calls for careful study, noise included. We assess every heat pump project directly on site.

The thermodynamic water heater

Domestic hot water weighs heavily on the bill, especially in the family households of this area. A thermodynamic water heater draws heat from the ambient air to warm the water, using less electricity than a conventional cylinder. It requires a plant space of sufficient volume, good air circulation and a suitable location. We check these conditions systematically before installing a thermodynamic water heater.

Ventilation

A better insulated home has to be better ventilated. Without controlled air renewal, moisture builds up and damages the walls, particularly in the older building stock along the Marne. Humidity-sensitive single-flow or heat-recovery mechanical ventilation cleans the indoor air and protects the insulation that has been fitted. We include this point in every project as a matter of course and check the air inlets in the windows. See our mechanical ventilation service.

The smart thermostat

Controlling the temperature precisely avoids heating empty rooms needlessly. A smart thermostat adjusts the set points according to the timetable and periods of absence, and gives a clear day-to-day reading of actual consumption. In an inner-suburban house as much as in a flat under shared ownership, it is an unobtrusive complement to major works. We install your smart thermostat and then set it up with you.

Global energy renovation

Dealing with insulation, heating and ventilation within a single project gives more solid results than a succession of isolated measures. A global renovation puts the works in order, avoids costly technical inconsistencies and makes the project easier to follow. It is the approach we favour on the older houses in this area, where the different elements are linked. Discover global energy renovation and how it works.

The towns where we work in the 94

We work throughout Val-de-Marne, and more regularly in the following communes.

  • Créteil: large estates and residential districts sit side by side, with audits and global renovations on homes of very different configurations.
  • Vitry-sur-Seine: blocks of flats and houses sit side by side and fuel poverty remains marked; our work targets the most costly heat losses first.
  • Champigny-sur-Marne: the residential fabric extends widely, with many unconverted lofts to insulate before any thought is given to replacing the heating.
  • Saint-Maur-des-Fossés: the houses along the Marne have a demanding older building fabric, where the envelope and the ventilation have to be treated together.
  • Ivry-sur-Seine: older blocks and recent developments are intermingled, so every project starts from a precise assessment of the home concerned.
  • Maisons-Alfort: town houses and small buildings under shared ownership predominate, with projects that often call for coordination between several occupants.
  • Villejuif: the commune mixes blocks of flats and houses within a compact fabric; our solutions vary according to the type of building.
  • Vincennes: the density and the façade constraints point towards internal insulation, ventilation and renewal of the heating.
  • Fontenay-sous-Bois: between houses and residential developments, replacing an ageing boiler with a properly sized heat pump has its place.
  • Alfortville: the building stock along the Seine calls for particular attention to insulation and ventilation in order to keep damp under control.
  • Choisy-le-Roi: residential areas and blocks of flats answer each other, two approaches to a project that we handle with distinct methods.
  • Le Kremlin-Bicêtre: the dense urban fabric means projects have to be organised around occupied homes, with disruption kept to the strict minimum.

Grants and funding for your works

Several schemes support renovation works in Val-de-Marne. MaPrimeRénov’ (the French state renovation grant) supports owners according to the nature of the works. The energy savings certificates (CEE) come in addition. The reduced rate of VAT (TVA) applies to certain works, and the éco-prêt à taux zéro, the French interest-free renovation loan, makes it possible to spread the funding. Using a tradesperson holding RGE certification is a condition of access to these schemes. The conditions depend on your circumstances: contact us for a personalised assessment. The French public service France Rénov’ lists the schemes currently in force.

The grant application is prepared before the quotation is signed.

Frequently asked questions

Which works should be prioritised in a house in Val-de-Marne?

In most of the department’s houses, insulating the unconverted loft comes top: the gain is clear and the job remains quick. Next come the walls, the windows, then replacing the heating system. An audit makes it possible to confirm this order according to the actual configuration of your house.

Do you work in buildings under shared ownership in the 94?

Yes. We handle projects in flats, such as replacing an individual heating system or installing ventilation or a thermodynamic water heater. Works affecting the communal areas or the façades require a decision at the general meeting. We tell you what can be done in your situation from the technical survey onwards.

Is a heat pump suitable for the older houses along the Marne?

Often yes, provided the envelope is dealt with first. In a poorly insulated older building, an oversized heat pump consumes more and ages faster. We check the insulation, the radiator circuit and the possible location of the outdoor unit before confirming the sizing of the installation.

Is an energy audit needed before the works start?

It is not compulsory for all works, but it is strongly recommended as soon as several elements are being considered. The audit prioritises the operations, avoids inconsistencies between insulation, heating and ventilation, and supports the grant application. On a building stock as varied as that of the inner suburbs, it saves time.

Can you stay in your home during the works?

In the great majority of cases, yes. Loft insulation, replacing a boiler or fitting ventilation can all be done in an occupied home. We organise the project so as to limit interruptions and disruption, which matters particularly in the dense parts of this area.
