Energy renovation in the Aube (10)

The Aube brings together several building worlds in a single department. The historic centre of Troyes is lined with timber-framed houses filled with cob, which call for breathable materials and a careful hand. Around it, the suburban belt built between the 1960s and the 1990s has quite different, far more standardised needs. The rural areas, for their part, are built of limestone with thick walls. One single technical solution therefore does not suit everywhere. GRAM Énergie reads the building before making a proposal, then supports Aube homeowners through the whole process: choice of works, site works and grant applications.

Aube buildings and their energy challenges

The timber-framed houses of central Troyes form a recognisable heritage, but a delicate one to renovate. The cob infill lets water vapour move through. Sealing that wall behind an impermeable insulation material creates internal condensation and puts the timber at risk. The works therefore rely on breathable materials, compatible renders and careful treatment of the junctions. In these areas, planning rules also govern any change to the external appearance.

The suburban ring is simpler ground. These detached houses, built before the first demanding thermal regulations or to standards that are now outdated, combine under-insulated lofts, original windows and old boilers. The gains there are quick and predictable. A clear order of works, starting with the envelope, then makes it possible to size the new heat source correctly.

In the Aube countryside, limestone dominates. These thick walls offer good thermal mass but low thermal resistance, and cope badly with a sealed treatment applied without a survey. The heated volumes are often large, the lofts rarely insulated properly and ventilation non-existent. Here too, reworking the envelope and organising the air changes usefully comes before any change of equipment.

01

Global energy renovation

Dealing with a home one item at a time gives limited results. Global energy renovation ranks the work: insulation, ventilation, then the heat source. In the Aube, this approach suits a suburban house just as well as an older town-centre property. We build a plan consistent with the building, the budget and the occupants’ timetable.

Heat pump

Replacing an old boiler with a heat pump assumes a home that is already properly insulated. We check the emitters, the flow temperature and the sizing before making any proposal. On older Aube houses, the study also covers the siting of the outdoor unit, the distances to boundaries and the acoustic impact on neighbours.

Insulation

Insulation is decided according to the wall encountered. On a timber frame, only breathable materials are suitable. On a suburban house, lofts and walls are treated with more conventional solutions. In the Aube, the loft remains the first item to rework, before the windows and the vertical walls, for a noticeable result from the very first season.

Energy audit

An energy audit describes the real condition of the home: heat losses, thermal bridges, ventilation, heating system. It sets out costed scenarios in a clear order. On older Aube buildings, where the make-up of the walls is not always visible, this stage avoids costly mistakes and structures the grant applications.

Ventilation (VMC)

In a timber-framed house as in a suburban house made airtight, ventilation becomes decisive. We install suitable systems: humidity-controlled single-flow VMC (French mechanical ventilation), or a heat-recovery double-flow unit when the airtightness justifies it. The aim is twofold: preserve indoor air quality and protect the walls from moisture.

Smart thermostat

Controlling the heating extends the benefit of the works. A smart thermostat adjusts temperatures room by room and to the rhythm of the household, without heating an empty home. Fitting is light and calls for no major intervention. We set the time schedules together at commissioning.

The towns where we work in the 10

  • Troyes: a timber-framed historic centre and more recent districts, where every renovation calls for checking the exact nature of the walls.
  • Romilly-sur-Seine: a town whose stock mixes workers’ housing and post-war suburban houses, with lofts and windows often still original.
  • Saint-André-les-Vergers: a strongly suburban commune of the Troyes conurbation, where loft insulation and a change of heating deliver clear gains.
  • La Chapelle-Saint-Luc: areas of flats and detached houses from the 1960s, for which ventilation deserves particular attention.
  • Sainte-Savine: an older residential fabric adjoining Troyes, with terraced town houses whose heat losses are concentrated in the roof.
  • Bar-sur-Aube: a small town of old limestone buildings, surrounded by villages where large houses remain hard to heat.
  • Nogent-sur-Seine: a commune in the north-west of the department, with a varied stock, where replacing old systems comes up frequently.
  • Pont-Sainte-Marie: a commune of the conurbation with a mixed stock, combining old village houses and more recent suburban builds.
  • Saint-Julien-les-Villas: a residential area close to Troyes, where the houses of the 1970s and 1980s call for a complete reworking of the envelope.
  • Bar-sur-Seine: a rural town in the south of the Aube, with old stone buildings, where uninsulated lofts and ageing heating are often found together.

Grants and financing for your works

Several national schemes can support a project carried out in the Aube: MaPrimeRénov’ (the French State renovation grant), the certificats d’économies d’énergie (CEE) (energy saving certificates funded by energy suppliers), the reduced rate of TVA (French VAT) on energy renovation works and the éco-prêt à taux zéro (the interest-free renovation loan, also called éco-PTZ). Access depends on the nature of the works, the characteristics of the home and the household’s circumstances, and requires the use of a company holding RGE certification (Reconnu Garant de l’Environnement, the French quality label for energy renovation firms). The rules change regularly: we review your eligibility during the personalised study. The public service France Rénov’ lists the schemes in force and their conditions.

The order in which applications are submitted is prepared before the quotation is signed.

Frequently asked questions

How can a timber-framed house be insulated without damaging it?

From the inside, with breathable materials and a render compatible with cob. The wall must continue to let water vapour through. We first check the condition of the timber and the infill, then treat the junctions with care. Sealed insulation fitted without a survey puts the structure at risk.

Is external wall insulation possible in Troyes?

Rarely in the historic centre, where planning rules protect the appearance of the façades. In the outer districts and the suburban houses of the conurbation, it becomes feasible again. We systematically check the regulatory context before making any proposal, and present internal solutions when the façade cannot be altered.

Is a heat pump suitable for a 1970s house in the Aube?

Yes in most cases, provided the envelope is dealt with first. Lofts, windows and ventilation govern the efficiency of the equipment. We then check the emitters and the flow temperature. Installed in a home that still loses a great deal of heat, a heat pump works poorly and ends up sized too large.

Is ventilation necessary after insulation works?

Yes, always. A reworked envelope becomes more airtight, and the moisture produced day to day no longer escapes on its own. In the Aube, on older buildings as on suburban houses, fitting mechanical ventilation is part of the project. It protects both the health of the occupants and the walls.

Do you work outside the Troyes conurbation?

Yes. Our coverage area takes in the whole of the Aube, from the Nogent area in the north-west to the rural towns of the south of the department. The list of communes above is not exhaustive. Tell us yours in your enquiry: we will confirm that we can work on your home.
